Minimum lot size control

The minimum lot size in square metres mapped for a lot under its LEP Lot Size map.

What this field is

LEPs set a minimum lot size for subdivision through a Lot Size map, expressed in square metres or hectares. The control applies through the LEP clause that references the map — typically clause 4.1. Several LEPs also apply minimum lot sizes to particular development types, such as dual occupancies.

Limits of this field

  • The mapped value governs subdivision; minimum lot sizes for specific development types can be set separately in LEP clauses or state policies.
  • An existing lot smaller than the mapped minimum is not thereby unusable — the control constrains the creation of new lots.
